Welcome to Villa Santa Cruz.  We are a resident owned senior (+55) community with 121 manufactured homes covering 25 acres. The property includes 121 home sites and several common areas.  Common areas include a clubhouse, pool, spa, sauna, several landscaped areas, and a 10 spot fenced-in RV yard.

The VSC Board of Directors, elected by the Shareholders (homeowners), oversee the maintenance, operation, and financial areas of Villa Santa Cruz. Cooperative.  VSC has an agreement with Shoreline Property Management to assist in screening potential new residents and help track the financial  aspects of the Cooperative.

Committees such as the Finance Committee, Architectural Change Committee, Welcoming Committee, Emergency Preparedness Committee and Green Team support the VSC Board of Directors.  These Committees help to ensure that the Cooperative is run in an efficient, safe, and welcoming manner.

The Villa Santa Cruz Hospitality Association (VSCHA) is a very active committee.  VSCHA Committees and volunteers plan, coordinate, decorate and host social events almost every month.  They also sponsor activities like Needlework Circle, Social Hour by zoom and aquatics in the summer.

Members of the Board of Directors and all committee members are volunteer shareholders that want VSC to thrive.  Participation in VSC committees and Board membership are encouraged to help make VSC a welcoming, fun, safe, and well run cooperative.

VSC employs three staff members including a part-time office manager who helps facilitate daily operations, a full time maintenance manager and a part time landscape assistant.

VSC Cooperative, Inc has Bylaws and Rules and Regulations (here) that help govern various aspects of the cooperative. In addition, the Davis-Sterling Act and the Housing and Community Development (HCD) authority thru the State of California govern this manufactured home community.

The VSC Architectural Review committee approves new home installation, and exterior changes to the existing homes or landscape.  If necessary, a permit has to be obtained from Housing and Community Development (HCD) thru the State of California.  HCD also permits any structural changes done to the home.

Shareholders must abide by VSC rules and regulations concerning parking, pets, clubhouse use, pool use, etc. They are also responsible to see that their visitors, caregivers, and contractors/workers follow VSC Rules and Regulations including parking, 10mph speed limit, and personal conduct.

Shareholders/homeowners maintain their landscaping and home maintenance.  A yearly walk around is conducted to identify maintenance and landscaping deficiencies that need to be addressed.

VSC encourages efforts to help our environment.  The Green Team committee provides ideas for shareholders to save natural resources, recycle, and choose environmentally safe products.

Monthly Home Owner Association (HOA) fees are assessed based on the operational and reserve expenses of the cooperative.

VSC is a sub-metered utility community, where we maintain our own gas, electrical and water lines.  Meters are read monthly by VSC maintenance staff and itemized on the monthly billing statement.  Basic cable is included in the monthly HOA fees.  WiFi is available in the clubhouse.
